We recently completed a full floor fitting project in a Victorian terrace in Greenwich, replacing worn original floorboards with new engineered oak throughout the ground floor. The client wanted to maintain the character of their period property whilst introducing modern durability and ease of maintenance. Our team handled everything from subfloor preparation through to final fitting and finishing.
The Victorian property in Greenwich presented typical challenges we encounter regularly in the area. The original floorboards were cupped and lifting in places, which meant the subfloor needed careful assessment before we could proceed. Several joists showed minor movement, so we installed additional support in strategic locations to prevent future settlement. The client wanted to preserve the aesthetic of their period home, so we selected engineered oak with a hand scraped finish that echoes the character of original boards without their maintenance demands.
We worked methodically through each room, ensuring the subfloor was properly prepared and level before laying a single plank. Preparation took longer than the actual fitting because getting the foundation right prevents callbacks later. Once the engineered flooring was down, we fitted matching beading around the perimeter and sealed everything with a durable protective coat. The job took ten working days from start to finish, including drying time between coats.
Greenwich presents a mixed property landscape, which shapes how we approach floor fitting across the area. Victorian and Edwardian terraces dominate large parts of the borough, with their characteristic uneven floors and solid construction. We also work regularly in newer apartment blocks around the Peninsula and Deptford, where concrete subfloors and engineered systems require different installation methods. Each property type comes with its own set of requirements, and our fitters know Greenwich's housing stock well enough to anticipate common issues before they become problems.
The flooring we fit in Greenwich reflects both the period properties and modern living standards. Many clients in Victorian homes choose engineered wood or laminate because it handles moisture better than solid wood, particularly in older properties where damp can be an issue. Newer builds often call for click systems or vinyl, which are quicker to install and more forgiving on concrete floors. Whatever the property age or flooring type, our fitters understand that Greenwich residents expect quality installation that lasts, not quick fixes that need redoing in five years.
Fitting costs typically range from £35 to £60 per square metre, depending on the flooring type, subfloor condition, and room layout. Engineered wood and laminate sit at the lower end, whilst bespoke or premium materials cost more. We always survey the space first and provide a detailed quote based on what the specific job requires, not a one size fits all rate.
A straightforward fit in a prepared room takes roughly one day per 20 to 25 square metres. What takes time is preparation, not laying the flooring itself. If subfloor levelling, joist repair, or underlayment installation is needed, add several days. We schedule jobs realistically so you know exactly when the work will be finished and your space is usable again.
The subfloor must be clean, dry, and level within tolerance for your chosen flooring type. We inspect for damp, check joist condition, and repair or level as necessary. Any existing flooring is removed and the space cleared. Skirting boards typically come off, new flooring goes down, then we refit or install new skirting to finish properly. Proper preparation prevents movement, gaps, and noise later on.
